01. CONCEPT DESIGN
The Concept Design stage is a fun process where we explore different design options, together in an open manner. This gives us freedom to explore alterative design options which might not have been considered and allow us to arrive at the best design for you. We will also look at the construction costs at this stage, to make sure that the vision we are developing is affordable.

02. PLANNING PERMISSION
Obtaining Planning Permission is an important legal process that can make homeowner's nervous of objections from neighbours or disputes from the local authority. We make sure that this process is handled with care to address specific policies or disputes. For sensitive projects we can submit disclosed pre-planning applications to the local authority to obtain initial feedback before lodging a full planning application.

03. BUILDING WARRANT
In this stage we will prepare detailed drawings and specifications of your project to meet Building Regulations set out by the local authority. These are a set of standards that your project must be designed and built to ensure the health and safety of its users. We will address any queries made by the local authority and liaise with any additional 3rd party design consultants which may be required, such as a Structural Engineer or an Energy Consultant.
Our approach to architecture is entirely responsive. Every project is unique and therefore we listen carefully to your needs, budget and any constraints. We also consider the social and cultural context, before developing a proposal that fits your vision.

We will maintain a clear and consistent dialogue with you throughout the design process, listening and adapting to feedback where appropriate.

DESIGN OPTIONS
We always offer our clients more than one design proposal to review and throw in new ideas to consider. Often these alternative options spark new dialogues.

3D MODELLING & VISUALS
We realise that many people find it difficult to imagine what a space feels like when reading 2D plans. For all our projects we use 3D modelling software to communicate our design intentions more clearly.

VR & VIDEO WALKTHROUGH
Through research into Virtual Reality technologies in architecture, we know that VR allows people to understand design even more clearly by interacting at a 1:1 scale. We offer VR as additional service to interested clients.

PRE-PLANNING ADVICE
We can discuss any risks on obtaining planning permission that your design may present. In uncertain cases, we can submit a pre-planning application to the local authority to seek their opinion before a full planning submission.

APPLICATION SUBMISSION
We will prepare and submit all material required for planning application and building regulation submissions on your behalf. We will deal with all correspondence and keep you update to date on the progress throughout.

LIAISING WITH 3RD PARTIES
Your project might requirement the involvement of other design consultants to meet Building Regulations. We can get you competitive quotes for these consultants and ensure that their work is submitted with our application.
